Job Description:

SUMMARY/OBJECTIVE:

Manages and directs the entire development process for several properties. While being based out of Orlando, FL, you will be responsible for providing leadership to project managers and coordinators and lead new project feasibility analysis, programming, conceptual design, and budgeting processes.

RESPONSIBILITIES:
Consult with all stakeholders to determine functional and special requirements for new construction and/or renovation projects.
Prepare an Architectural Program that summarizes area requirements, adjacencies and amenities.
Details recommendations for action steps for approval and direction.
Upon approval, coordinates execution of the approved action.
Conducts construction document process to ensure accuracy, timeliness, and code compliance through process of obtaining permits and approvals to proceed.
Interact with all stakeholders including Design, Purchasing, Sales, Property Operations, Project Finance and Accounting, to develop Project Programs that consider and balance the goals and expectations for each stakeholder.
Identifies, bids and contracts necessary design and consulting services.
Leads the design and document production consultants through conceptual, design development and construction document phases including QC review and coordination of documents.
Evaluates all design development professionals for cost competitiveness and accuracy in concert with scope of work.
Evaluates all project cost reports for accuracy.
Prepares comparisons to monitor construction cost trends to historical data. Updates the cost database as needed.
Implements and executes conversion of existing properties to time share based on profitability.
Reviews renovation request to assure compliance with governmental agencies and local jurisdiction bodies having authorization over resorts/locations.
Assists the Resort Renovations Manager with renovation budgeting, reserve balance compliance, subsidy calculations, governmental reporting requirements, cost accounting and profit center allocations.
Identifies, solicits and contracts with Contractors and Vendors necessary for successful project delivery. Participates in final decisions on awards. Attends regular GC project update meetings, confirms that project schedule, budget and quality expectations are being met.
