Job Description:
This position is responsible for leading the Construction Department in building High Quality Homes according to the Plans & Details, Scope of Work Assembly Process, Building Days Schedules, Pre-Committed Purchase Order Costs, Customer Satisfaction Targets and all in a Safe Working Environment.

Job Responsibilities
Hire qualified Superintendents/ Warranty Technicians to carry out the day-to-day implementation and oversight of the Construction Departments objectives. Provide the required monitoring, training, motivation and support to ensure their success.
Gain a detailed knowledge, and provide required input, on all Plans & Details offered in the division. Construction Manager has the ultimate responsibility in the division (working with other Stakeholders; DP/VP, Sales Manager, Purchasing Manager, Corporate VP) to ensure that all Plans & Details are accurate, complete and in a format that enables the Superintendents and Subcontractors to assemble the homes according to all division objectives.
Gain a detailed knowledge, and provide required input, on all Vendor Scope of Work documents in the division (which include required Building Days, Warranty Obligations, and Job Safety). Construction Manager has the ultimate responsibility in the division (working with other Stakeholders; DP/VP, Sales Manager, Purchasing Manager, Corporate VP) to ensure that all Vendor Scope of Work documents are accurate, complete and in a format that enables the Superintendents and Subcontractors to assemble the homes according to all division objectives.
Develop (working with other Stakeholders; DP/VP, Purchasing Manager, Superintendents, Corporate VP), Building Days Schedules that are attainable in the current business environment and meet the Divisions requirement for turning Inventory.
Hire qualified Subcontractors to assemble the homes in strict accordance to the Plans and Details, Scope of Work Documents and Building Days Schedule. Ensure all Company requirements are received prior to starting work and maintained throughout.
Provide input, as an interested Stakeholder, to Purchasing Manager on Material Suppliers in the Division.
Participate as an active member of the Divisions Management Team. Ensure that all department employees comply with Operating Policies on proper use of Systems, Reports and Vendor Payment processes.
Provide Community Lot-Matrix schedules for Sales Manager and provide Area Figure estimates for Purchasing Manager on all new Communities. Keep current as/if changes occur.
Provide personal oversight of all Model Home construction including assisting with the Model Home Discount negotiations with Subcontractors and achieving Express building day target (typically 50% of standard).
Run weekly Production Meetings, attend weekly Staff and Monthly Managers Meetings using appropriate forms.
Support your Construction Team by ensuring EVERY START THAT IS RELEASED TO FIELD IS 100% COMPLETE AND HAS BEEN REVIEWED WITH SUPERINTENDENT BY OFFICE VERIFYING 100% ACCURACY
Develop, in conjunction with DP/VP, Production/Warranty Overhead Budgets. Manage the spending of the accounts to a level NOT TO EXCEED 5% of Material In Place (MIP). Push office to understand the importance of Starts on a timely and EVEN-FLOW basis and deliver same.
Ensure continual Customer Satisfaction by ensuring ALL PRE-CLOSE LISTS are completed PRIOR to the actual move-in date of the customer. It is the Companys intent that no homeowner should suffer the inconvenience of coordinating work in their home immediately after they pay for a completed home.
Ensure continual Customer Satisfaction by ensuring all 60-Day and 11-Month service lists are completed with-in 10 days of receipt with the Corporate objective to require only 1 day at the customers home to complete the work.
Promote 100% compliance with the RBG Safety Process by acting as Division Safety Manager. Coordinate all inspection activities with Corporate VP.

Effective communication and interpersonal skills for both Subcontractors and Customers
Ability to read and comprehend detailed construction blueprints, specifications, and detailed development drawings
Ability to read and comprehend basic financial statements
Basic technology skills, including Microsoft Windows, Outlook (email), and experience with a residential construction scheduling system.
Required Experience/Education
3 years prior experience in new home Construction/Field supervision
Associate Degree or equivalent experience
Other Requirements (e.g. Travel, Physical Demands)
Travel required. Employee must own or lease a truck/SUV and possess a valid drivers license with insurance coverage.
