Job Description:
Concept/Schematic Phase
Provide technical expertise in materials, products, techniques and procedures.
Research and report on new materials and methods.
Work with the Estimating department to develop credible budgets.
Create a preliminary construction schedule and plan of operations.
Identify subcontractors in the market area which meet qualifications for performance.
Construction Documents Phase
Conduct weekly meetings with teams, when applicable, to identify and/or present pertinent issues requiring action or decision.
Ensure market prices are utilized within estimating, to make certain appropriate product and technique decisions are made.
Create a list of requirements necessary for the acquisition of all permits and approvals.
Provide constructability reviews of drawings & specificity.
Arrange for adequate staffing.
Construction Phase
Manage the process and staff who are entering into contracts with sub-contractors and suppliers according to Company policy and procedures.
Manage the shop drawing and submittal process.
Ensure site organization and operations are as planned.
Manage the budget, prepare cost reports and administer contracts.
Conduct update meetings with various internal and external project constituents. Ensure the integrity of quality standards, schedule reliability and budget control.
Post Construction Phase
Ensure staff manages the transition of all applicable warranties to property management.
Make certain staff completes all punch-out work.
Facilitate and lead project post-mortems meetings, for the purpose of identifying successes, challenges and areas of opportunity, and implement changes as a result of said meetings.
Executive and Leadership Responsibilities
Train staff and manage the performance appraisal process.
Provide overall leadership to the entire construction company.
Qualification & Requirements
Bachelor's degree in Business, Engineering, Architecture or related field.
12 to 15 years experience in the field of construction, preferably multi-family, with 7 plus years of that experience in an executive/leadership position.
Solid foundation of technical construction, analytical business management, and verbal / written communication skills.
Strong internal and external relationship skills.
Working knowledge of MS Project, Word and Excel.
