With more than 25 years experience in a management position in the residential, commercial & hospitality real estate development/ construction management platform. Mike has been involved in all phases of real estate development and construction management.  Expertise includes acquisitions, finance, entitlements, value engineering, design and construction, new concept development, operational oversight and dispositions.  The cost of completed work to date has amounted to 300 million with an asset value well in excess of 1 billion.  Greatest strength over the years has been problem solving and being very pragmatic in finding ways to make failing projects and/or companies successful with the issues at hand.  Such issues have included a general plan, specific plan and zoning changes, a sewer lift station, a reclamation plant, several water wells, a power sub-station, two tunnels along with an unsolicited addition of a fire station.   Mike has been very successful in finding ways to cut the critical path of past project schedules by as much 30% by using multiple sub-contractors for the same trade as well as using a general contractor for part of a project and contracting the remaining work in-house.  Also has been able to successfully manage engineers, architects and designers to incorporate their work within the project budget and schedule which minimized the need for redesign, while optimizing the quality of the completed project. Has held various high level positions with top companies and is available for opportunities throughout California.

  • Last and most importantly, the majority of my time has been spent doing construction management/ owner's rep work on several multi-family rehab projects all over the country, the majority of them being acq-rehab deals.
2005- 2011
GH Capital, VP of Development,
  • Hired to build a Tom Fazio golf course, which included obtaining all the entitlements and mapping along with completing all of the associated on & off-site improvements for the Montesoro project out in Borrego Springs, California. 
  • Additional responsibility to manage the home building operation, sales, golf operations, a complete renovation of a 63 room hotel and the disposition of the property as well.
  • Project total cost was 45 million, all of which was contracted through an in-house subsidiary entity.
  • Was the RMO for the contractor's licenses.
  • 1999 - 2005
KSL Development
  • 2002 -2005:  La Costa Resort and Spa, Senior Project Manager
    • Managed 6 project managers that completed over 70 million in work, including  the renovation of 700 rooms, a 27,000 square foot spa, a 42,000 square foot ballroom, two restaurants, all the on & off-site improvements and the associated entitlements.  
  • 1999 - 2002:  PGA West, Project Manager
    • Managed and was responsible for all of the on & off-site improvements along with their associated entitlements and mapping. 
    • Completed work amounted to 120 million which included one new golf course,  the renovation of several other golf courses, a clubhouse, approximately 700 completed lots, a tunnel, a sewer lift station and several other major backbone utility projects.
    • Home Builder Liaison and responsible for the  build out of the 18,000 square foot corporate headquarters for KSL Resorts.
 
1986 - 1999
  • Director of Operations at Innovative Resort Communities for three years.
  • A consultant for a couple of years, mostly dealing with entitlement and feasibility issues for several different land owners.  
  • Owner of a home building business that completed 124 homes in San Diego County.
