Job Description:
The Director of Retail Development is responsible for development activities for retail real estate leasing for Sands Casino Resort Bethlehem. This includes identifying opportunities, assessing deal potential of business as well as managing the deal economics as it relates to working with developers. Leasing agents and retail management companies. All duties are to be performed in accordance with departmental and The Sands Casino Resort Bethlehem policies, practices, and procedures.

* Create and execute the plan for Sands Bethlehem Retail development

* Prospect, originate and close development and management agreements to support LVSC efforts, ensuring financial benefit to the organization

* Responsible to work with an approved leasing agent to identify leasing opportunities to retail entities to occupy the Sands Bethlehem Retail Mall.

* Responsible for overseeing the selection of retail vendors

* Structure and negotiate on behalf of Sands Bethlehem the most optimal terms in relation to partnerships and other proposed transactions

* Responsible for negotiating lease terms most beneficial to Sands Bethlehem.

* Responsible for coordinating with Construction on the completion of the Sands Mall

Apply financial and analytic tools to development process:

* Analyze potential deals to allow Sands Bethlehem to make the best investment decisions on all originated development projects

* Ensure proper quantification of income versus operating costs, as well as coordinating cost input from design, construction development as it relates to investment return on retail development projects.

* Oversee due diligence efforts, including analyses of pro-forma projections, partner valuation, and other deal points.

Work closely with all management directly affected by project to :

* provide communication and update

* Gain operating department input and insights/feedback.

* Achieve stated goals.

* Provides input into and executes strategic plan for assigned department(s) consistent with the strategic vision of Sands Bethlehem.

* Provides input and direction in the development and monitoring of fiscal budgets, division operations and marketing strategies to produce both short term and long-term profitability for Sands Bethlehem.

* Performs additional duties as directed by senior management.

Manage staff and organize department functions in accordance with company guidelines. Delegate tasks and department assignments or projects, meeting deadlines related to those assignments. Focus on achieving the goals or objectives of the department using available resources (staff and budgetary). Evaluate the schedule or timelines related to the completion of assignments, while maintaining service and/or product quality.

Develop staff skills to enhance department effectiveness and manage resources to eliminate excess cost or unnecessary expenditures.

Job Requirements:

MINIMUM EMPLOYMENT REQUIRMENTS: 21 years of age, proof of authorization/eligibility to work in the United States, High School Diploma or equivalent and college degree. An advanced degree in business or retail development is desirable. Ability to communicate effectively in a positive/upbeat fashion utilizing English; both in oral and written form, interpersonal skills to deal effectively with all business contacts, maintain a professional, neat, well groomed appearance adhering to Sands Bethlehem appearance standards, maintain consistent adherence to the Sands Bethlehem Standards of Steel, work varied shifts, including weekends and holidays.

SPECIFIC POSITION REQUIREMENTS: 10+ years experience with demonstrated ability to gain positive outcomes in retail real estate leasing developments required. Must have major mall or outlet development experience. Must have a proven track record of business development success, including history of originating and closing successful development projects. Must possess entrepreneurial and self-starter qualities amplified by creative and strategic solutions-orientation thinking capabilities. Demonstrated ability to drive analytic and financial rigor into the development process-from start (pro-forma) to finish (structuring, negotiation, due diligence). Familiarity with the Retail industry in order to make knowledgeable assumptions and build practical plans into development analysis (ability to speak the language of design and construction process. Must be able to provide cursory overviews of retail development activity in the market to understand where competitors and partners are active. Ability to work effectively with a wide range of internal and external constituencies, ranging from joint venture partners to government agencies. Must possess excellent leadership capabilities, charisma and communication skills to influence, inspire and motivate key stakeholders and Team Members around a single vision. Must possess a strong financial acumen and bottom line orientation. Ability to work collaboratively and communicate with senior management team. Work in a fast-paced, busy, and somewhat stressful environment, maintain physical stamina and proper mental attitude and ability to deal effectively with guests, management, employees and outside contacts while working under pressure and meeting deadlines, able to frequently move freely about the office, sit for long periods and withstand various activities such as frequent walking, standing, bending, maintain manual dexterity to access computer via computer keyboard and operate office equipment, such as telephones, copiers, fax machine, etc. and able to access all areas of the facility and travel off property when representing Sands Casino Resort/Bethlehem. Must be able to qualify for and obtain a Pennsylvania Gaming Control Board License.

Ability to lift or carry a minimum of 20 pounds unassisted in the performance of specific tasks assigned. Must be able to work with others, communicate well, give direction, review the work of others, and provide guidance and counsel when needed to achieve department goals and objectives. Must maintain a positive attitude toward work and interface with hotel guests in a congenial and polite manner. Must be able to address stressful situations with clients with dignity and the utmost tact and politeness. Must be able to touch and handle supplies in a safe and non-hazardous manner, maintaining proper hygiene, cleanliness, and disposal methods..
